If your home would benefit from improvements before listing, we help you apply for our Flex Program. This program allows many preparation costs - such as painting, flooring, or staging -  (up to $50K) to be completed before the home goes on the market at no extra cost to you. Payment is deferred until closing, and our team covers the application fee + interest for up to 4 months. Our team can guide you through the application and handles the details. 

Next, we walk through the home together to identify the improvements that will make the greatest impact. We create a clear preparation plan outlining recommended updates, design adjustments, and staging strategy. Our goal is to focus on improvements that elevate presentation and maximize return.

Once the scope is set, our Listing Specialist coordinates all preparation work. From painting and landscaping to cleaning, repairs, and staging, we manage trusted vendors and oversee each step to ensure everything is completed smoothly and on schedule.

After preparation is complete, we bring in professional photography, video, and marketing assets to showcase the home at its best. High-quality visuals ensure the home stands out online and creates a strong first impression for buyers.

With preparation complete and market data in hand, we determine the optimal list price. Our pricing strategy considers current market conditions, comparable sales, and the enhanced presentation of the home to position it competitively.

Once everything is ready, your home officially launches on the market. With strategic pricing, strong presentation, and coordinated marketing, we generate momentum from the very first day.
